RTO monthly divisors

The calculator uses: pre‑tax monthly = RTO amount ÷ divisor for the selected term (36 / 48 / 60 mo), where RTO amount = building subtotal (with assurance if RTO) minus pre‑tax cost reduction. Tax is added on the payment. Down payments still follow the built‑in width table (RTO_DOWN). Defaults match the previous app: 19.8 / 22.56 / 27.
